We look specifically for land still held whole by a single owner rather than fragmented across many. It is the difference between a transaction you can close and one that stalls for years while consent is gathered from parties who do not agree with each other.

Conversion, access and power are what separate a developable site from an expensive view. We establish where a parcel stands on each before we offer it, and we tell you what is done and what is not. We do not promise outcomes that rest with an authority.

How we work

  1. Direct with the owner

    We deal with the person who holds the title, not a chain of intermediaries. It is why we can tell you what a seller will actually accept in principle, and why the answer does not change between conversations.

  2. A complete document set

    Tenure history, land use and conversion status, access, and the survey record are assembled and checked before a parcel is listed. Where something is incomplete, we say so rather than leaving you to discover it in diligence.

  3. Controlled disclosure

    Public pages carry the thesis, the area, the approvals position and the distances. Identifying detail — survey numbers, title documents, the owner — is released through the information memorandum and a per-parcel data room, on request and subject to approval.
