Apni Jagir exists for a particular kind of transaction: a large, single parcel of Rajasthan land, bought once, by one buyer, for something specific.
Most land in Rajasthan reaches a buyer through a chain — an introducer who knows a broker who knows a cousin of the family that owns it. By the time it reaches you, nobody in that chain can tell you what the seller will accept, what the conversion status actually is, or whether the person offering it has the authority to.
We work the other way round. We deal directly with the owner, and we assemble the tenure history, land use position, access and survey record before a parcel is listed. Where something is incomplete we say so, rather than leaving you to find it in diligence.
We publish only what is safe to publish. Price, survey numbers, title documents and the owner’s identity never appear on a page anyone can read — they are released through the information memorandum, once we know who is asking.
That is slower than a listing site. It is also why we can answer questions rather than promise to find out.
